SES advised to conserve drinking water. In response the public raided supermarkets in Se Qld of bottled water and while they were at it, toilet paper again.

We need total deregulation of retail hours in Qld to minimise panic buying and improve logistics to replenish shelves.

More irrelevant dribble. Retail hours won't prevent panic buying. Consumers ceasing to act like idiots is the only thing that will prevent panic buying.

Very hard to change people's behaviour, though laws and rules can contribute to behavioral change and logical outcomes. Deregulation of retail hours are just not about opening hours, but help to ensure better supply chains and stocked shelves.

Only a few jurisdictions in the world still impose restrictions on retail and logistical supply chains to prevent people obtaining affordable food from larger supermarkets. Qld is stubbornly one of them.

Should be deregulated. Opening hours should be a matter between the stores and the customer, with minor exception. Work and life is very diverse these days, people need to shop whenever it is convenient for them.

Also, it would support the case for later services on buses as most terminate at shopping centre hubs.

Toombul Shopping Centre likely to be demolished to make way for two new build to rent mid rise towers.

A supermarket and local speciality shops  will be included. The current bus interchange will move to the station side.

Couriermail --> Flood-ravaged Toombul could be razed to make way for high-rise $

QuoteThere's growing speculation over the future of Toombul Shopping Centre after it was damaged during the February floods.

Will the flood-ravaged Toombul Shopping Centre be demolished to make way for high-rise residential development?

City Beat spies tells us centre owner Mirvac is running the numbers on the viability of reopening the centre, severely damaged during floods earlier this year.

One option would be to raze the 54-year-old centre to the ground and redevelop it as a more lucrative build to rent (BTR) residential precinct incorporating a smaller retail component. Toombul is close to rail and bus routes making it ideal for apartment living. ... [/quote}

They're spending a fortune to get the place sanitised and refit all the electricals. It would make no sense to back out this far into the rebuild process. Mirvac haven't communicated any plans about demolition with Coles either, so I'm fairly certain that it is merely speculation.

Moving the bus interchange to the station side would be a good move regardless, however, to aid in the transition to a feeder model for busses.

Couriermail---> Toombul fate in balance as Mirvac mulls options for future of centre

QuoteNorthsiders have thrown their support behind Toombul Shopping Centre amid growing speculation the flood-damaged centre may be razed by owner Mirvac to make way for high-rise housing.

The Mirvac board is reported to be meeting in the next week to decide the fate of the 54-year-old centre and whether it is feasible to rebuild or redevelop it for other purposes, possibly build-to-rent residential.

verbatim9

I hope that Mirvac decides to bulldoze that centre to make may for a residential development. Coles, Kmart and Priceline can always move to Skygate as this will also provide further competition and allow Coles to open until midnight and Kmart 24/7 if they wish.

As a local, skygate is way too for away for anyone to actually do their weekly shopping there. Toombul has bean a staple in the community for years. It would be devastating for it to get redeveloped and replaced with souless apartment building.

verbatim9

We don't have enough dwellings for the growing population. A residential site would be perfect being right next to the train line. I am sure they will include a new supermarket if and when Mirvac decides to develop the site. There is always Woolies at Nundah for people who can't make it to Coles elsewhere.

The woolies at Nundah is pretty well renowned for being understaffed, understocked, and overcrowded haha. Its too small for everyone who shopped at Toombul to go there. I dont disagree with the fact that more residential developments around Toombul would be a good thing. I just think that getting rid of Toombul shopping centre would really effect the community. It wouldnt be the same. I think the best option would be to have a smaller shopping centre on the first floor akin to Lutwyche (maybe a bit bigger) and then having residential built above it.

Good.  The thing was an underperforming eyesore even before the floods.

Time to put something more appropriate there, and better engineered to cope with Kedron Brook flooding so frequently.

Couriermail --> Mirvac terminates leases at Toombul Shopping Centre $

QuoteProperty giant Mirvac will permanently close the flood-stricken Toombul Shopping Centre saying it was too severely damaged to repair.

The ASX-listed company told tenants that following careful consideration of the extent of the damage and the risk of future flooding, "it has been determined impractical and undesirable to reinstate the centre to how it was prior to the flooding damage."

"To provide our retailers with certainty we have taken the difficult decision to close Toombul shopping centre and terminate all leases," it said in an email to tenants. ...

Indeed.  The current bus interchange is a bit small for its future needs anyway, so a relocation (and possibly a redesign of the local network in that area) would be ideal.

EDIT:  As a suggestion, given the bus network is planned to be redesigned as part of Metro - I think it might be diligent to approach TransLink/BCC about redesigning the 300 series routes that currently service Toombul to linked to Skygate (assuming they the shopping centre owners move the shops to Skygate).

Jonno

This relocation should build a BRT station "in-line" on Sandgate Road with a plaza adjacent to Toombul Station (remove the car park).  The six lanes (8 in some parts) should  also be reduced back to 4 plus bike lanes!

I don't think many, if any, of the shops will relocate to DFO. DFO is mainly for industrial outlets.

The question remains however, how will this effect the bus routes currently serving Toombul interchange. Will they continue to run all these routes to a destination which will have a fraction of the patronage? I think they should keep all the routes running from the north and west, and put the interchange next to Toombul Station to allow for transfers on to rail. This could be a huge opportunity for Translink and BCC to pivot towards feeder style services. Keep in mind that, if they did relocate the bus interchange, it would be the only bus interchange/station next to a train station between Carseldine (which isn't served by as many routes) and Roma Street.

techblitz

make no mistake....toombul coles and all the olskool retail WILL be back at some point.....there is too much history for it to be just wiped from existence all together even with these 'once a century' floods......i would imagine a raised shopping centre with underground car park and surrounding residential towers to take in the views of the airport/airtrain..

Gazza

Yeah I'm thinking if they ever did a resi development it would get one supermarket to support it, sort of like Coles at Wooloongabba.

But this all begs the question.
Why does the bus interchange even need to exist now?
Clearly it made sense because it was a major shopping center next to rail, but is it better now having routes go to Eagle Junction or Northgate where lines converge, or Nundah where the urban development suits it?

SurfRail

They need to rework the various connections to orient them towards Chermside in my view.  Lot of work was done on this in the 2013/2014 plans.  Skygate is nothing compared to that, and orienting stuff around it will also result in a lot of unnecessary duplication of route km down the East-West Arterial Rd.

I think it would be better to divert them all to either Northgate or EagleJunction. That way it would provide excellent connection with Trains. Thats something that Chermside is severely lacking, and is something that will be sorely missed if Toombul Interchange is no more.

If Bus Platforms are on either side of a narrowed Sandgate Rd at Grace St/Parkland St intersection then it is right next the station.  Particularly if the commuter car parks are removed.  Our obsession with slowing buses down so they can wander through a car park to be immediately up against the train platforms needs to be dropped.

The bus routes in this area need to be running up and down Sandgate Road or on the major cross road.  No reason to terminate or start at Toombul...with transfer points/interchanges between routes.

DFO has already been about doubled in size. Plenty of development happening in the Airport precinct and I think it is the next logical place for stranded tenants to go.

It is also on Federal land, so a shopping centre on Airport land could theoretically open 24/7.

Yeah Coles Kmart and Priceline would do well there, especially being able to set their own hours e.g. 6am-midnight 7 days inline with other states.

This also changes the dynamics of the Gold Glider, enhancing the need for it to turn around at Skygate instead of Hamilton North Shore.

Do we really want to encourage more car centric retail developments though? There is no residential around DFO so everyone has to either catch Public Transport (which is lacking to say the least) or drive. There is no walkup patronage.
