Caloundra South sent for sign-off

The State Government agency tasked with reviewing the proposed Caloundra South development has handed Deputy Premier Paul Lucas an amended development scheme for sign-off in response to issues raised during the public notification period.

In its submissions report, the Urban Land Development Authority stated 402 submissions were received from March 31 to May 20.

A petition with 254 signatures was left out of the report because it did not outline any specific comments in respect to the notified scheme.

Sunshine Coast Council's concerns over the State Government stripping its planning control of the area last year were also left out.

Submitters who own land in or near the development area should now have received a ULDA notice telling them the scheme has been sent to Mr Lucas.

They will have 20 business days to request further amendments.

The ULDA has made a series of changes, including increasing the gross floor area of the major centre by an extra 20,000sq m to 90,000sq m.

The ULDA will also undertake further investigations to ensure appropriate noise barriers are incorporated due to concerns about the development's close proximity to the Caloundra Airport.

Concerns about an extra 50,000 residents moving to the region were met with the response that "large development areas" such as Caloundra South were needed to address the growing housing needs of the Sunshine Coast over the next 30-40 years.

Mr Lucas has the power to amend the submitted development scheme in response to requests received by affected submitters before giving the final sign-off.

The information I have now seen indicates that the corridor realignment study (to take the corridor away from Pelican Waters and into the heart of Caloundra South) has basically been stymied by the fact the Caloundra Aerodrome is now not going to be replaced and the development opportunity no longer exists.

This basically means that absent any change or an additional station, commuters will need to use the Caloundra or Golden Beach stations, as the original alignment is going to be the one ultimately pursued.

Yep, 50,000 people ultimately, with a railway line passing by (beyond 2031), no station.  And this is touted as 'best design' in Queensland.

I would like to move that 'Connecting SEQ 2031' be renamed to 'Connecting SEQ 2081' ....

Any word on when Connecting SEQ is going to be re-released out of the draft stage?

No, you quietly bury Connecting SEQ 2031.  You announce a bold new plan .... called something like 'ConnectUs'.  The bold new ConnectUs strategy.   When people inquire about plans, costings and objectives, and the failure to meet them, as set out in Connecting SEQ 2031, you say 'that was our old plan and had some fundamental flaws that have now been addressed (always 'addressed', never 'rectified' or 'fixed', just innocuously 'addressed').  No, ConnectUs is the way to the future.  Vote for us and we will implement ConnectUs.

Here, have a glossy brochure with 3D pictures when you wear these special glasses.  The lenses have a 'Vote for Us' watermark.  The 3D pictures shows just how radical ConnectUs is.  Connecting SEQ 2031 didn't have 3D pictures in its promotional brochure, so ConnectUs is superior.  Scratch this picture and you will release the smell of the seats in the new rolling stock we will order under the ConnectUs plan (fineprint: proposed in 2051).

Remember, ConnectUs.  It's the way of the future.  If you want ConnectUs, vote for us.  And keep the 3D glasses.  They are 'free'.  (fineprint: your taxes paid for them.)

Being serious for a moment, isn't there another planned document in the pipeline, called QIP (Queensland Infrastructure Plan)?  That's proposed to cover the whole state and is in response to government polling, which shows that people outside SEQ believe that the vast bulk of money for infrastructure goes to the region east of the Divide and south of Gympie.  No doubt, those people will discover the value of a pollie's promise.  No doubt, the government will release a revised Connecting SEQ document at a tile that suits its election chances.

Make no mistake, the government is on an election footing.  Everything it does should be seen in that light.
