GOLD COAST SHOW WILL MOVE TO NEW HOME IN PARKLANDS MASTERPLAN

Premier Anna Bligh has announced a long term Parklands Master Plan on the eve of her visit to Kuala Lumpur to make Queensland's official bid to bring the Commonwealth Games to the Gold Coast.

Under the plan, the Gold Coast Show currently held at Parklands, will be relocated to land on the southern side of the Nerang-Broadbeach Road at Carrara.

"The State is seeking approvals to commence compulsory acquisition of the site," said the Premier.

"That means the show will be located opposite the new Metricon Stadium where the Gold Coast Suns will play their first game this month.

"The relocation of the Gold Coast Show provides an exciting opportunity to provide not only a permanent Gold Coast Showground but also expand the Carrara precinct into a major entertainment and sporting precinct.

"The vision for the Carrara precinct incorporates elite sport training and development, community sport and a range of entertainment activities.

"What this plan does is retain this important event and part of the Gold Coast's heritage while looking to the future and creating thousands of jobs and new opportunities on the Coast."

Chair of Gold Coast City Council's Commonwealth Games Consultative Committee, Councillor Peter Young, welcomed the government's decision to acquire land at Carrara as a new home for the city's showgrounds.

"This decision will provide certainty for the show and for the new health and knowledge precinct at Southport," said Cr Young.

"The show needs a new home with easy access to public transport services and we have been engaging with the government to achieve this outcome.

"Now the site has been determined, the effort must turn to delivering the best possible facilities to cater for the show and for the various other activities a showground must accommodate.

"The purchase of the new site will enable us to deliver a fully integrated sports precinct at Carrara - which supports our long-term objectives for sports tourism.

"Should our bid to host the 2018 Commonwealth Games be successful, the Games village, which is proposed for the existing showgrounds site next to the new university hospital, would be a great catalyst for, and completely consistent with, the long-term economic objectives for the health and knowledge precinct.

The land is 21.28 hectares in area and located adjacent to a 9.05 hectare Gold Coast City Council property opposite the Carrara AFL Stadium.

Premier Bligh said the establishment of a permanent Gold Coast Showground will make the current Parklands site available for a planned residential development and a health and knowledge based business centre.

The development will be an integral component of the Gold Coast's emerging Health and Knowledge precinct which includes the Gold Coast University Hospital and Griffith University.

"The Gold Coast 2018 Commonwealth Games bid provides a catalyst for the development of the precinct and what that means is that if we win the bid the Gold Coast wins more than just the Commonwealth Games," said the Premier.

"The Health and Knowledge Precinct will be home to new industries driving the Gold Coast's economic development and prosperity.

"Should our bid be successful we will fast track development of the residential, retail, town square and publicly accessible parklands to meet the needs of athletes and officials participating in the Games.

"Athletes and officials will be housed in apartment buildings and the residential precinct will be within walking distance of the new $1 billion Gold Coast Rapid Transit system and Griffith University station, while overlooking parks and gardens with views toward the iconic Gold Coast skyline.

"The residential zone will house the 6,500 athletes and officials involved in the games and provide, single bedroom, two bedroom, three bedroom and some four bedroom accommodation. After the games this accommodation will become a permanent housing asset on the Coast.

"Griffith University representatives have indicated there is a growing need for more student related accommodation and the apartments will also be used by allied health workers associated with Griffith University, the Gold Coast University Hospital and the proposed Private hospital within the precinct."

The Premier said the Games Village will be made up of a number of zones, the International zone which will be the main entry point to the Village will provide commercial, retail and media facilities in accordance with the requirements of the Commonwealth Games Federation.

"The Gold Coast Health and Knowledge precinct provides a unique opportunity to bring the visions of the Queensland State Government, Griffith University and the Gold Coast City Council together to drive economic growth for the City and surrounding region over the next ten to fifteen year period," she said.

I don't know how to react to this honestly.  As somebody who lives in this part of the Coast, I can attest that the area floods at the drop of a hat - unless that can be dealt with, the other advantages of the site are somewhat moot.

But "Parklands" best and highest use will be in providing additional space for the hospital and uni and residential space in close proximity thereto, so the showground and other facilities do need to move somewhere else - Carrara is logical, if difficult.

One would imagine that applying decent land value capture principles once people start living/studying/working/cutting people up on the Parklands site more intensively, you could even fund the compulsory acquisition and relocation to Carrara to quite a large extent over the long term.
