THE Bligh Government is pressing ahead with plans to create a new high density suburb in Brisbane's north with buildings up to 10 storeys high.

Most homes in the suburb will be sold for below median prices.

The Government's powerful Urban Land Development Authority has earmarked 300ha of land covering the suburbs of Fitzgibbon, Taigum and Carseldine for one of the most ambitious development schemes in the state's booming southeast.

The development, to be anchored by the existing Carseldine rail station and a new bus station, will ration car parking spaces depending on how far residents live from public transport.

High density development will reach 10 storeys in places and in some areas there will be a minimum of two storeys for housing.

The ULDA's Fitzgibbon development scheme, out for public comment until mid-March, is aimed at boosting the supply of affordable housing in Brisbane by ensuring that two-thirds of all residential development in the new suburb will be under the city's median price, currently about $412,000.

A residential subdivision the authority approved for the area last year carries an additional requirement for 20 per cent of homes to be affordable for "low to moderate income households".

The new details of the ULDA land use plan are likely to heighten local concerns about the impact of such a big development on existing residents.

Brisbane City Council planning chair and local ward councillor Amanda Cooper said the authority had kept the community in the dark about what it was proposing.

"It is very worrying to see the ULDA doing things without consulting the community," she said. "A whole raft of issues has been glossed over."

But Brisbane City Council is also under fire for proposing to allow five-storey developments in some retirement village and nursing home precincts in neighbouring Taigum.

Meanwhile, the Queensland University of Technology's Carseldine campus, which abuts the new Fitzgibbon urban development area, has been mothballed for nearly 12 months.

Who cares on 5 or 10? Its not that big!!

Rationing spaces, probably means they'll allow developers to provide under the ratio that Council would normally demand in that part of the city.  Why? Well if its on transit, and you're trying to make it cheaper then dropping the car (for 1 beds) or second car spot for (2beds) allows you to shave $30-60k off the cost of an apartment. And if that person is not likely to own a car what's the big deal?

What i think it means there will be less car parks for people who live closer to the station which i think is a great idea.I live a 5 min walk from manly and people who live closer than me drive there cars which is absolutely ridiculous.Carparks should be reseved for people from manly west,tinglapa and wakerly
