^^Smart move by the supermarket chains to secure space at that location. There will be a lot more foot traffic in the area thanks to Brisbane Metro and revitalisation of the Adelaide street corridor to make more pedestrian friendly. That whole building at 79 Adelaide Street at street level is crying out for a refurbishment.

CONSTRUCTION is scheduled to start next year on the second stage of the $35 million Skygate Home & Life retail centre at the Brisbane Airport.

The first stage opened last year and Transact Capital's Damian Crocetti said marketing for the homemaker centre's new 8000sq m section has kicked off.

Shoppers divided on longer hours

Mr Crocetti said while the first stage attracted tenants like Nick Scali, TK Maxx, Lighting Illusions, Pillow Talk, Early Settler and DecoRug, the next stage may be more lifestyle orientated.

'We've got the Home component pretty well covered in the first stage and perhaps in the second stage there will be more lifestyle and entertainment brands," he said.

"We have already had contact with gyms, childcare operators, kids playlands."

DFO opened in the Skygate precinct in 2005 and since then there have been a number expansions to the building the most recent in 2015.

Other buildings on the site include the Skygate Centre, Skygate Dining, Brisbane Airport's first hotel, the Novotel; a golf driving range, a childcare centre and a number of commercial offices. Skygate Home & Life has been designed by the Buchan Group.

Mr Crocetti said while the retail sector in general experiencing tough times large format retail remained robust.

"I think a lot of the large format retail guys, who went through challenging time in the global financial crisis came through it because they refined and improved their models," he said.

"The large format retail guys are not doing as poorly as the fashion brands for example but there's no doubt over the past 12 months things have become a lot more challenging

A LEADING southside shopping centre that has been operating for more than 40 years in the middle of Brisbane's so-called "Little Asia" is set to receive a multimillion-dollar makeover.

A development application for the refurbishment of the YFG Shopping Centre-owned Sunnybank Plaza has been lodged with the Brisbane City Council.

Manager Retail First has confirmed that work includes facade and key entry statement upgrade work, enhancing the shopping centre streetscape and creating a high-quality user experience through the redefined laneway dining precinct adjacent to Canna St.

Construction work is proposed to commence in early 2020 with completion anticipated for late 2020 or early 2021, subject to the development application process.

Centre manager Nick Ives said that Sunnybank Plaza had evolved over time within the dynamics of a strong multicultural trade area.

"Our planning is designed to improve the shopping and dining experience and meet the needs of the customers," he said.

"We want to strengthen our position as being central to the local and broader community, while maintaining the multicultural authenticity and unique appeal that Sunnybank Plaza has long established."

"The upcoming centre changes will deliver a contemporary upgrade that connects and resonates with our existing and emerging customer needs and expectations.

"This will be key in making this project a success."

Mr Ives said that, pending approvals, Sunnybank Plaza would remain open during the construction and refurbishment and all efforts would be made to ensure disruption to shoppers and retailers is kept to a minimum.

Sunnybank Plaza is anchored by strong performing major retailers Kmart, Coles Supermarket and HOYTS Cinemas, alongside a vibrant international dining precinct and over 130 specialty stores.

GERMAN supermarket chain Kaufland is set to open one of its first Australian stores in Toowoomba.

The company signalled its intentions for a giant Toowoomba facility last week, submitting a development application to Toowoomba Regional Council.

The DA, submitted by the company's Australian arm, said the store would be located at 353-359 Anzac Avenue, on the corner of Anzac Avenue and Carrel Drive at Harristown next to Bunnings Warehouse.

"A Kaufland store represents a large format retail offering and full range supermarket - noticeably bigger than most Australian supermarkets," the DA read.

"Kaufland stores will offer both national and international brands, including new brands that Kaufland will bring into Australia, an extensive range of local fresh food and groceries, and a range of non-food goods, potentially including items such as crockery and cutlery, cookware, small electrical appliances, napery and linen, some apparel, stationery, toys, as well as seasonal products and weekly promotional items."

Kaufland is a subsidiary of the Schwarz Group, the world's fourth largest retailer. It labels its stores as Hypermarkets.

The Toowoomba hypermarket would be in competition with supermarkets like Woolworths, Coles and Aldi, as well as stores such as Kmart and Big W. The chain began in West Germany in the 1980s and its expansion into Australia is the first time it has operated in an English-speaking country.

The Toowoomba store would have a floor space of 6024sq m and an adjacent bottle shop, labelled in the DA as a hotel, would have a floor space of 350sq m. The main building would also include several specialist retail stores.

"The proposed development will be single storey and will have a maximum building height of 11 metres above natural ground level at the entrance parapet," the DA read.

Coles introduces jumbo-size food

Supermarket giant Coles is introducing jumbo-sized food staples from Wednesday, which could save Australian families up ...

"A total of 420 on-site vehicle parking spaces will be provided in two linked yet discrete parking areas on the eastern and southern sides of the centre complex."

This would include two electric vehicle charging bays.

The building would also feature solar panels on its roof as well as storage units for the power generated.

Kaufland plans to open its first Australian store in 2021. It currently has about a dozen locations planned around the country.

A development application has been submitted for the refurbishment of the podium of 89 Adelaide Street.

The proposed development seeks to retrofit the existing vacant tenancy on level 1 with Queensland's first 'Coles Local' supermarket, a new boutique brand of Coles.

The Albert Street store which is proposed to be 1,643sqm would become the second Coles Local in Australia, with the first store opening in Surry Hills, Melbourne last year.

According to Coles, the new format store is different from a Coles Central or Woolworths Metro style of supermarket due to a greater selection of high quality local and imported products as well as a more tailored in-store experience. The stores are also half the size of a traditional Coles supermarket.

The Surrey Hills store stocks local Australian produce including Backyard Honey, Meatsmith, Brunetti and MoVida, and sells 100% Australian-grown fresh fruit, vegetables, meat and fresh seafood.

The Surry Hills store also features a new "Foodie Hub" with a resident chef to offer product samples, advice and recipes to customers in store.

"The store champions sustainability with a zero edible food waste policy, and will feature a food digester which uses water and microbes to partly digest inedible food waste and send it to the local waste water treatment plant where it is turned into renewable energy."

According to the development application, the proposed works will include the retention of the ground floor retail tenancies which currently front Albert Street Mall.

Designed by Cottee Parker, the revitalisation includes upgrading podium facades fronting Burnett Lane, Albert Street and Adelaide Street.

The DA states that the proposed refurbishment would reactivate both the Mall Street Frontage as well as Burnett Lane.

"Permeability to level 1 of the podium will also be enhanced with the opening up of the Burnett Lane/Albert Street corner, which includes elevators from the ground level up to Level 1." – Development Application

In addition, the application proposes high levels of Burnett Lane activation through a new 50sqm food and drink outlet tenancy orientated toward the laneway, which will integrate with the facade improvements continued to all street frontages.

"Burnett Lane currently lacks many design elements and does not achieve any activation of the street frontage." – Development Application

A new 647sqm basement tenancy is also proposed, anticipated to include a gym or food and drink outlet tenant. The proposed tenancy will replace a previous tenancy which has been more recently repurposed as car parking and informal storage areas.

There are no changes proposed to the commercial tower above the podium or to the rooftop of the podium, which is currently used as an outdoor space associated with a tenancy within the commercial tower.

the apologiser.....brad banducci actually popped into inala woolies about 3 weeks ago.....one of their more successful stores......was a very rare opportunity to personally ask him on the shoddy hiring practices of his trolley contractors who seem to be heavily discriminating.....was going to ask him if he could perhaps go back to in-store trolley collecting..
He took forever to do his store tour so i ended up leaving...

do you shop there achruel?? I helped open the new store way back in 1995/1996.....ran the front end opening night.....very hectic :-c :-c. One of the 'big 3' coles....which was newfarm,toowong,fairfield....they all still go strongly today...

I don't, but I used to back in mid-90s when I lived in the Valley. Yes, even back then it was very busy! I would've thought somewhere like Tank St could benefit from long opening hours with all the residential development in the city and Petrie Tce.

But unfortunately due to the Retail Act they can't because the CBD and Southbank aren't classified as a tourist zone. It's unbelievable and stupid that New Farm is a tourism zone but Southbank and CBD isn't. The week before Christmas and special events the Tank Street store can open for longer.

They need to scrap the trading hours legislation altogether.  The only restrictions needed should be to prevent trading on ANZAC Day before say 2pm (other than certain exempt businesses) and to have statewide consistent core trading hours (ie the hours a landlord can legally compel you to open for trade in a retail shopping centre).  The current system is a joke.

The planners at Urbis state the proposal will provide, "The proposal is limited to internal changes to the Shopping Centre and will not result in dramatic changes to the built form of the centre with respect to scale, bulk, or appearance. It is also noted that the proposal does result in any conflicts with any relevant built form controls described within the Indooroopilly Centre Neighbourhood Plan Code".
The proposal includes an increase of 1,756 sqm of gross floor area (GFA) to the existing Shopping Centre.

I don't think they did last year. Due to.low demand the year prior. There are only two centres (Westfield) that trade 24 hours on the 17+18 Dec. Other stores were closing at 10pm last year for the whole week. There were a few supermarkets open until midnight but most closed at 10pm. Could be different this year?

I don't think they even do the extra Night buses anymore except on NYE. There has been a shift to online shopping so demand has dropped off. There is some extra casual dining happening around the place but that is earlier in the evenings. Bars now shut earlier too, as a result from the war on Liquor from Labor. So not many people around the place after midnight in Brisbane during the week anymore, except for shift workers that have their own transport options.

People simply don't have the money laying around to spend anymore...

The lower and increasingly middle class are getting broker and broker, savings are diminishing as they opt to pile any actual savings that they have accumulated from their stagnating wage into their overpriced property to try and secure themselves a roof over their head when they retire.

There is no way in buggery this 'false dumbed down' economy can save its retail sector from further misery if it keeps on stuffing in record levels of imported human capital who now take up a sizeable portion of the low skilled workforce...of which job opportunities diminish by the day with increasing automation..

A conservative estimate puts it at 30% of low skilled jobs to be automated by the end of the next decade (2030)....drones && robotics...

But hey.....who cares.....lets just keep stuffing more people in and sit their simultaneously scratching thy head as to why people aren't coming up with money to spend in the shops due to low skilled earnings further diluting
..
Australia is cooking up a surefire recipe to destroy anything that even remotely resembles a local retail sector.....tourism will chug along but retail outside of xmas/new years is pretty much toast unless a genuine effort is made to friggin grow wages.
