Is this so that it takes into the consideration the things they didn't plan for in the first plan (e.g. UBAT)?   :hg

Meanwhile  that primo piece of land accross the road from richlands station gets a brand new public transport orientated masters hardware store  ::)
Gotta love zoning arrangements.
Yet another wasted opportunity near a rail station.All those flash footpaths around the station are for what?
It would seem high density residential around shopping centers has a key benefit to quirky.....more passengers for his bus network  ::)

2034 is the new 2031 in glossy plan world ... none of it is really real ...

Looking forward to the next increment, 2037 ....
